South Manchester's Commercial Property Boom: Where Should Your Business Set Up Shop?

As commercial property agents and chartered surveyors who've worked across South Manchester and Cheshire for over 50 years combined, we're asked the same question on repeat: which area should we actually move to? There's no single right answer, every town here has its own personality, rents and audience, so we've put together our take on where different businesses tend to thrive.

Town centres with pulling power

Commercial properties in Altrincham are one we recommend often. Its town centre blends modern amenities with historic charm and stays busy with shops, restaurants and cafes, making it a strong fit for retail and office occupiers. Just north, Broadheath plays a different role entirely, its business parks and industrial estates suit manufacturing and logistics operators who need car parking and quick road links into the city.

Stockport has been named one of the UK's most exciting towns, and we're seeing why, major regeneration around the transport interchange and a fast-growing food and drink scene. It's ten minutes from Manchester city centre by train, which keeps pulling in retail, office and leisure occupiers.

Character over footfall

Chorlton sits close to the Chorlton Ees Nature Reserve and has a bohemian, community-led feel that works well for creative businesses and start-ups. Urmston has quietly built momentum too, a steady rise in independent businesses and high street brands, helped along by developments like Eden Square, and it's just 17 minutes from Manchester Piccadilly by train.

If you're targeting a wealthier customer base, Hale is hard to beat for boutique shops and fine dining, while Knutsford offers a similar small-town polish with strong city links. Cheadle is worth a mention here too, it's only a 17-minute drive from Manchester Airport, which matters if your business has international connections.

The wider picture

Beyond the individual towns, Central Manchester and Greater Manchester remain the obvious choice for anyone chasing maximum footfall and transport connectivity. Further out, Timperley, Northenden, Lymm, Worsley and Warrington each bring their own balance of residential feel, tranquillity or strategic positioning between Manchester and Liverpool.

Sixteen locations, sixteen different answers, the right one depends entirely on what your business needs from footfall, cost and connectivity. We'd rather talk it through than have you guess.

At RPS, we've been advising on commercial property across the North West since 1999, and our team includes RICS Registered Valuers, so whatever stage you're at, we can help you land in the right spot. See our full South Manchester location guide for current availability, or get in touch and we'll talk it through.
